Mortgage interest and finance costs

If you own residential property in your own name, you can't deduct mortgage interest from your rental profit. Instead you get a tax credit at the basic rate of 20%. For higher-rate taxpayers that can mean a much bigger bill than expected, and it's one of the main reasons landlords look at holding property in a company.

Selling a rental property

When you sell a UK residential property that isn't your home and there's tax to pay, you must report the gain to HMRC and pay the Capital Gains Tax within 60 days of completion. An accountant can work out the gain, claim the costs you're allowed and file the return on time.

Landlord questions

Do I need to tell HMRC about rental income?

Yes, if your rental income is more than £1,000 a year before expenses. You'll usually need to register for Self Assessment and file a return each year.

Should I buy property through a limited company?

It can save tax for higher-rate taxpayers and growing portfolios, but there are costs, such as Stamp Duty and Capital Gains Tax if you move existing properties in, and mortgage rates are often higher. Take advice on your own numbers before deciding.

How much does a landlord accountant cost?

As a rough guide, a tax return with one or two rental properties costs from around £250 to £600. Larger portfolios, property companies and Making Tax Digital updates cost more.
